Frisco, TX has experienced significant growth over the last 20 years and was the fastest growing city in the United States during many years in the early 2000s and also 2017. The population grew from just 35,000 in 2000 to over 188,000 in 2018. With this explosive growth in population came significant real estate development and new construction. Since Frisco’s landscape is mostly flat prairie, it allowed for growth in essentially all directions. Large master-planned developments began taking shape in the late 1990s and this greatly accelerated in the early 2000s. Home prices soared during this time in Frisco sans taking a short break during the Great Recession.
Today Frisco continues to grow, but the supply of available land is starting to become scarce and the rapid growth has shifted to other cities further north, such as Prosper and Celina. In the years since the rapid growth began, Frisco has significantly developed its infrastructure and added a plethora of new schools, retail establishments, and roads to accommodate the booming population. Frisco has also added the Star Development which is the headquarters and practice facility of the Dallas Cowboys and features a large, walkable district of mixed-use retail and residential.
Future development is planned that will mirror this style, and large high-rise developments are on the horizon which will eventually transform areas of Frisco into a city that resembles more urban areas of Dallas like Uptown that are mixed-use and highly walkable.

Average Days on Market Chart for Homes in Frisco, Texas
The real estate market in Frisco is quite seasonal as is the case with most cities in D/FW. Part of the reason for this is the weather, but it’s also due to the fact that many buyers choose to live in Frisco for the renowned school district, and thus prefer to time their purchase during the summer break from school so they can time their move during the months when school is out.
Average Days on Market Chart by Price Range for Homes in Frisco, Texas
Rising home prices have resulted in lower inventory of homes at lower price points which has caused the average marketing times for these lower priced homes to drop significantly. The best homes often receive multiple offers and they may end up selling for more than their list price if there’s enough competition, which has been another factor that’s caused prices to rise. As more inventory moves into the higher price points, those marketing times have shifted as well.
