Alger Park / Ash Creek is a neighborhood in East Dallas, TX area located to the east of White Rock Lake. The neighborhood boundaries (as defined by the voluntary neighborhood association) are Peavy Rd. to the east, Ash Creek to the south, Buckner Blvd. to the south and the railroad tracks to the west.
The Alger Park / Ash Creek neighborhood is approximately .3 square miles and consists of roughly 300 single family homes within several different subdivisions.
History of Alger Park / Ash Creek
Alger Park / Ash Creek is made up of several subdivisions, but the two largest are Alger Park and Woodcrest. The first to be built was the Alger Park subdivision, which was developed by real estate developer and former US Congressman Bruce Alger. The majority of homes Alger Park were built between 1951 and 1955. Development in the Woodcrest subdivision located on the east side of the neighborhood also started in the early 1950s, but most homes in Woodcrest were built between 1955 and 1960. Development in Ash Creek Estates, a smaller subdivision of larger lots on the south side, also began in the early 1950s and was completed by the late 1960s. Today, a small number of newer homes have been built on lots where the original homes were torn down, but the vast majority of homes in the neighborhood are still original.

Alger Park / Ash Creek Homes and Neighborhood Characteristics
Alger Park / Ash Creek is a very unique neighborhood with a wide variety of home styles and lot sizes due to the various subdivisions within its boundaries that were built by different developers. Each subdivision had its own set of deed restrictions, so the home styles and other characteristics tend to vary from one subdivision to the next.
- Home Styles – Most are smaller one-story brick homes with pier and beam foundations. Some of the larger homes are ranch-style as well as a few mid-centery modern style homes.
- Floor Plans – Most homes in Alger Park have at least two to three bedrooms and two baths. Some only have one and a half bathrooms. The median square footage is around 1,500 feet. Homes in Woodcreek average a bit larger and tend to all have at least three bedrooms and two full baths. And homes in Ash Creek Estates tend to be the largest on average, with the average home measuring around 2,300 square feet.
- Lot Sizes – Lot sizes in Alger Park / Ash Creek have a very wide range due to the uniqueness of the original neighborhood design and the various subdivisions which were platted quite differently from one another. However, they tend to be larger than average compared to other areas of east Dallas. Lots in Alger Park are at least 70′ wide and average just under .25 acres. Lots in Ash Creek Estates average about a third of an acre and are mostly 82 feet wide or larger. Lots in Woodcrest average around a quarter of an acre, but the largest lots are close to a half-acre. Some lots along Ash Creek are almost an acre and tend to be somewhat irregular in shape.
- Age of Homes – Most homes were built in the mid to late 1950s and 1960s. Very little new construction has happened in the neighborhood since then.
- Building Restrictions – Homes in Alger Park / Ash Creek must conform to Dallas zoning guidelines, but no additional zoning overlays exist in the neighborhood at this time.
- Home Sales Per Month – Usually between two to four sales per month. Peak months (spring and summer) may have six or more sales, while the slower winter months may have only one of two sales per month.
- Other noteworthy characteristics – The Alger Park neighborhood is known for its wide, curved streets and uniqueness of home styles and lot sizes.

The Alger Park / Ash Creek neighborhood has a voluntary neighborhood association that exists to promote the safety, improvement, and beautification of the neighborhood. The neighborhood association was originally organized as a crime watch area and has evolved over time to promote other aspects of preserving and promoting interests of homeowners. A description of their mission statement from their Facebook page reads, “Alger Park-Ash Creek Neighborhood Association is an organization to promote the safety, improvement, and beautification to our area. We offer an open forum to discuss current issues or inquiries, provide an opportunity to meet and greet with your neighbors, and acknowledge community projects and upcoming events”.
