The Enclave at Ash Creek | Estates at Forest Hills is a small, gated neighborhood of 66 homes located entirely on two streets that lies to the east of White Rock Lake in east Dallas, TX near the intersection of Ferguson road and Lakeland drive. The neighborhood was developed by David Weekley Homes. The neighborhood is smaller but quite similar to the neighboring Enclave at White Rock, which was also developed by David Weekley Homes. In 2012, the neighborhood HOA changed its official name from The Enclave at Ash Creek to The Estates at Forest Hills, although the legal name of the subdivision as well as the name on the monument at the gated entrance to the neighborhood still remains “Enclave at Ash Creek“.

Seeing a need for newer homes in a private, gated community in east Dallas, builder David Weekley developed the Enclave at Ash Creek in 2000 and 2001. The home styles and lot sizes are very similar to the neighboring development of Enclave at White Rock, which is another David Weekley development that lies further west on Lakeland drive closer to White Rock Lake.

Enclave at Ash Creek | Estates at Forest Hills Homes and Neighborhood Characteristics
- Home Styles – Traditionally styled homes constructed of brick veneer built on slab foundations.
- Floor Plans – Most homes are three bedrooms with two or two and a half baths, with the largest homes having as many as four full bedrooms and three full baths. About a third of the homes are one story and the remaining two-thirds are two-story homes. All homes have at least a two car attached garage with a select few having three car garages. A select few homes also have pools, but they are not common in the neighborhood due to the small lot sizes.
- Home Sizes – The average home has around 2,500 square feet. Floor plans range from a low of just under 2,000 square feet to a high of just under 3,000 square feet.
- Lot Sizes – Almost every lot ranges between .10 to .16 acres, with a few select premium lots on the two cul-de-sacs measuring just over a quarter of an acre.
- Age of Homes – All homes were built in 2000 and 2001.
- Building Restrictions – Subject to city of Dallas zoning restrictions and the restrictive covenants of the Estates at Forest Hill’s Homeowner’s Association.
- Home Sales Per Month – Since the neighborhood only consists of 66 homes, only a handful of homes come up for sale each year. It’s not uncommon for months to pass with no homes coming up for sale. In fact, there were no home sales during the entire year of 2011 in the neighborhood. The highest number of sales in any month for the last 13 years was three. Most off-season months see no sales, while there may be one or two sales per month during the spring and summer.
- Other noteworthy characteristics – Enclave at Ash Creek | Estates at Forest Hills is one of only a very small handful of newer, gated subdivisions that exists in East Dallas.

Why do home buyers choose to live in Enclave at Ash Creek | Estates at Forest Hills?
- Recreation and Proximity to White Rock Lake – The neighborhood has its own small children’s playground and has some common areas that are heavily treed. Also, White Rock Lake is just a short drive down Lakeland Rd. to the west.
- Location – The neighborhood is only a few miles from downtown Dallas.
- Affordability – The Enclave at Ash Creek | Estates at Forest Hills is a bit more affordable than the other similar neighborhoods in the area since it’s a bit farther from White Rock Lake.
- Privacy – It’s one of the few gated communities of newer homes in East Dallas close to White Rock Lake. The neighborhood also has a metal fence around its perimeter.
- Newer Homes – Homes in the Enclave were built in 2000 and 2001, which is much newer than the average home in the area. They are more like a traditional “suburban-style” than the typical home in East Dallas.
Nearby Shopping and Entertainment:
- The closest grocery stores to the neighborhood are the Tom Thumb at Gaston and Garland Rd, and the Albertson’s and Natural Grocers at Casa Linda Plaza Shopping Center.
- The stretch of Garland Road between Gaston and Buckner has many shops and restaurants, such as Hypnotic Donuts, Lounge Here, Barbec’s, and Urban Vines Wine Bistro.
- The shopping center that’s caddy-corner to the neighborhood at Lakeland and Ferguson has a CVS Pharmacy, Family Dollar, and Walgreens
- Plenty of night life and entertainment options in nearby Lakewood and Lower Greenville areas of Dallas.
Estates at Forest Hills Homeowner’s Association
Homeowners in the The Estates at Forest Hills are subject to the by-laws and restrictions of the Estates of Forest Hills Homeowner’s Association, and are required to pay quarterly dues. As of the date of publication of this article, the HOA dues were approximately $250 per quarter and are subject to change each year. Dues cover various items such as common-area maintenance and repairs/maintenance of the gate and entry system.
