Hollywood Heights / Santa Monica is a neighborhood of approximately 700 homes in East Dallas located to the south of White Rock Lake and Gaston Avenue and on the west side of E. Grand Avenue. The neighborhood boundaries are Sarasota and Valencia streets to the southwest, E. Grand Avenue to the southwest, and the Santa Fe Trail, which forms a dome-shaped boundary to the north. The neighborhood is a City of Dallas Conservation District, which is a zoning tool used by the city to ensure the architecture and character of the neighborhood is preserved and maintained to certain standards.
History of Hollywood Heights / Santa Monica
Previously the site of a dairy farm, residential development began in Hollywood Heights in the early 1920s when developer J.B. Salmon formed the Hollywood Land Company and began building mostly Tudor-style cottages in the neighborhood. Many of the Tudors are accented with stonework which provides a unique Texas twist to the European Tudor-style architecture. According to the neighborhood association, Hollywood Heights may be the largest collection of intact Tudor-style homes with this type of unique architecture in the United States. The neighborhood considers itself founded in 1924 and has been designated a conservation district since 1989.

Hollywood Heights Neighborhood and Homes
The predominant home style in Hollywood Heights are stone-accented Tudors, but some other English and traditional styles also exist. The homes have a unique variety of stone accents and patterns. It’s definitely not a “cookie cutter” neighborhood.
The Hollywood Heights neighborhood is located in close proximity to major thoroughfares which makes it easy to travel to other parts of Dallas. Hollywood Heights is also located very close to White Rock Lake, which is accessible via the Santa Fe Trail that borders the northern edge of the neighborhood and provides bridge access to White Rock without having to cross a busy street. The west-bound Santa Fe Trail ends in the southeast corner of Deep Ellum, which makes cycling or jogging to the downtown area easy for many residents. The neighborhood is filled with many mature trees, and the Lindsley Park is located on the north side of Hollywood Heights which features a basketball court and playground. The neighborhood is also adjacent to Tenison Park Golf Club and neighboring Samuell Grand Park.

Hollywood Heights / Santa Monica Conservation District
Because Hollywood Heights lies in a conservation district, homeowners must complete a conservation district work review form prior to starting any remodeling on the exterior of their home and submit photos and sketches of the proposed work to The City of Dallas Department of Developmental Services. The ordinance sets certain standards on architectural elements of a home’s exterior and placement rules for certain additions, such as garages, driveways, etc. For example, neighbors may paint their homes, but must use approved colors. More complex remodeling, including but not limited to items such as additions, driveways, retaining walls, etc., must adhere to specific guidelines aimed at preserving the original style of the neighborhood.
Hollywood Heights / Santa Monica Neighborhood Association
Hollywood Heights has a very active neighborhood association comprised of volunteer members who contribute their time and money to preserve the beauty of the neighborhood and help prevent crime. The association also sponsors an active roster of various social functions and has many fun events throughout the year for neighbors of all ages. The association hosts quarterly meetings where neighbors socialize and learn how to become involved in their community though a number of volunteer programs and crime prevention initiatives. It’s rare to see a community so viscerally engaged with its neighbors and the preservation of their community.
Some other activities and services provided by the HSMNA:
- Quarterly meetings in fun, social settings where neighbors can network and learn what’s happening in Hollywood Heights.
- A very informative website and quarterly newsletter that includes information about volunteer programs and opportunities, crime watch info, and other neighborhood topics of interest. The newsletter is published on the HSMNA website.
- Informational updates on the Hollywood Heights Facebook and Twitter pages.
- The “Little Free Library”, a gathering place where neighbors share their favorite books.
- Crime Prevention Initiatives, including Expanded Neighborhood Patrol, a program where uniformed Dallas police officers patrol the neighborhood in patrol cars, and Volunteers in Patrol.
- The annual Hollywood Heights Home Tour, which is currently in its 23rd year. The home tour lasts for an entire weekend, usually in April, and features an evening candlelight home tour, auction, live entertainment, and Art in the Park at Lindsley Park.
- Email alerts to neighborhood residents about various issues and topics.
- Neighborhood Christmas party and Easter Parade.
- Other fun social events, such as the neighborhood Chili Cook-Off
- HSMNA members receive discounts at over 20 local businesses and restaurants.
