The Junius Heights neighborhood of East Dallas, TX is the largest historic district in the city of Dallas and was one of the earliest deed-restricted neighborhoods to be built in Dallas. The neighborhood’s borders wind their way through the area southeast of Gaston Road, northeast of Munger Blvd. and west of Abrams Road. The neighborhood is approximately 190 acres and contains around 700 homes.
History of Junius Heights
Junius Heights history goes back far by Dallas standards. Residential real estate development began in the neighborhood in 1906 with the sale of 200 lots in the neighborhood by developer W. H Gaston, and these first 200 lots sold out within the first week they were offered. The city extended electric street car service to the neighborhood from downtown and Junius Heights quickly became one of the premier neighborhoods in Dallas.

On these lots were built an eclectic collection of Prairie, Craftsman and Tudor-style homes. To this day, Junius Heights boasts as having the largest collection of Craftsman style homes in the southwestern United States.
Junius Heights Homes and Neighborhood Characteristics
- Home Styles – Craftsman is the predominant home style, but the neighborhood also has many Prairie, and Tudor-style homes.
- Floor Plans – The predominant home style is three bedrooms with two full bathrooms, although there are also quite a few two bedroom homes and some of the largest homes may have as many as five or even six bedrooms. The Craftsman-style homes are mostly one-story, but many of the Prairie homes are two-story. Since garages were not common during the time when most of the homes were constructed, some homes still do not have garages and some may have carports or covered parking.
- Home Sizes – The smallest homes (mainly two-bedroom homes which may only have one full bathroom) can be as small as a thousand square feet or even a bit smaller but can also range up to around 1,500 square feet. The three bedroom homes typically range from as small as 1,300 to over 3,000 square feet. The larger homes with four or more bedrooms may be anywhere from 2,000 to over 4,000 square feet.
- Lot Sizes – The predominant lot size tends to be slightly under 0.2 acres with the largest lots measuring a third of an acre or larger.
- Age of Homes – The original homes were built between 1907 and the 1930s. Some lots have newer homes where the older ones could not be saved, but even the new construction homes must be built to almost the exact style of the original homes if they are located within the boundaries of the historic district.
- Building Restrictions – Must conform to the city of Dallas zoning regulations, deed restrictions, and the guidelines set forth in the Junius Heights Historic District Ordinance.
- Home Sales Per Month – Since the neighborhood is relatively small, fewer than five to six homes sell per month on average. On occasion there may be a full month where no homes are sold, particularly in the slower selling seasons of late fall and winter.
- Other noteworthy characteristics – Most of the homes have large front porches as these are a common feature of the historic home styles within Junius Heights.

Junius Heights Neighborhood Historic District City Ordinance
Junius Heights is protected by a Historic District Ordinance which regulates many aspects of what styles, colors and materials are allowed to be used on homes. The purpose of the ordinance is to preserve the historic architecture and character of the homes and neighborhood. All home buyers should read and familiarize themselves with the requirements of the ordinance before signing a contract to purchase a home in Junius Heights.
