Lakewood Trails is a neighborhood in East Dallas, TX located south of Mockingbird Lane and west of White Rock Lake. The neighborhood is generally considered part of Lakewood Proper as it is located in the same vicinity, although it has its own neighborhood association. The neighborhood is triangular in shape; its boundaries are Mockingbird Lane to the north, Williamson Road to the west, and the SOPAC Trail to the east. The neighborhood is easily identifiable by the toppers on the street signs throughout the neighborhood.
History of Lakewood Trails
Residential development in Lakewood Trails began in 1953 with the construction of the first 50 homes in the Bob-O-Links Downs subdivision. One year later, construction of homes began in the Mockingbird Hill addition. Two additional subdivisions – Williamson-Caruth Terrace and Lakewood North Estates – were developed in the early 1970s. Today, many newly constructed homes have replaced the original homes, and many of the newer homes are much larger than their predecessors.

Lakewood Trails Neighborhood and Homes
Homes in Lakewood Trails:
- Floor Plans – Due to the massive difference in home styles and sizes, there is a huge variety of floor plans available in Lakewood Trails. Older homes are generally quite smaller than the newer homes that have been recently built in the neighborhood. Older homes average three bedrooms and two baths, although there are even some two bedroom homes in the neighborhood. Some of the larger homes have as many as six bedrooms and five full baths.
- Home Sizes – due to the wide range of home styles and ages, the home sizes typically vary in Lakewood Trails. Homes built during the original era of the 1950s through the 1970s are usually between 1,300 and 3,000 square feet with some of the more recently constructed homes measuring from 3,000 to over 5,000 square feet.
- Home Styles – original homes are an eclectic mix of ranches, contemporary, and Mid-century with the newer homes being equally as diverse, consisting of Tudors, contemporary, and even some modern farmhouse-styles.
- Garages – Most homes have two car attached garages. A few older homes may have either just a one car or even no garage space, whereas a few of the newer ones may have three or four garage spaces.
- Lot Sizes – The average lot is around .2-.25 acres with a few select lots having over half an acre.
- Swimming Pools – pools are somewhat rare in the neighborhood with about 1 in 8 homes having one. They tend to be more common on the newer construction homes but some of the original homes also have pools.
- Building Restrictions – There are currently (as of 2015) no additional zoning regulations that add additional building restrictions in Lakewood Trails. Additional zoning tools used by the city of Dallas to regulate
- Home Sales Per Month – Due to the neighborhood’s small size, only a small number of home sales occur each month. The neighborhood averages about two to four sales each month. During months in busy selling seasons, the neighborhood may have as many as six to eight sales, and with slower months sometimes having no sales at all.
Lakewood Trails Neighborhood:
- White Rock Lake – the crown jewel of the Dallas parks system is walking distance for most residents.
- SOPAC Trail – newly-opened biking and walking trail connects the area to both White Rock Lake and the Ridgewood Trail.
- Lakewood Park – located at the south side of the neighborhood.
Shopping, Dining, and Entertainment close to Lakewood Trails:
- Lakewood Shopping Center – just a short distance away with many shops, restaurants, and a Whole Foods market.
- Lower Greenville – some of the best restaurants and bars in this premiere area for Dallas night life is only a short distance to the west.
Lakewood Trails Neighborhood Association
One great reason to live in Lakewood Trails is its very active neighborhood association. The association officially formed in 2010 and has been very active in the neighborhood from its inception. Their main purpose is to support the neighborhood and its residents with various programs and initiatives, including an active, volunteer Crime Watch, Pet Watch, Yard of the Month and beautification projects. They also sponsor various social events throughout the year, including an annual Halloween block party, neighborhood meet-and-greets, and various social events for children and parents.
The residents of Lakewood Trails also participate in the Adopt-a-Shoreline program at White Rock Lake and provide meals for their neighborhood firefighters and police officers at Thanksgiving and Christmas. The neighborhood association also hand-delivers quarterly newsletters to all residents and has an email newsletter that reaches over 400 residents. Lakewood Trails is truly a model in the East Dallas area for how a neighborhood association can enrich, preserve and protect the quality of life for neighborhood residents.
