The Peninsula is a neighborhood located on the northeast shore of White Rock Lake in the East part of Dallas, TX to the north and east of White Rock Lake. The neighborhood is called The Peninsula because it forms a peninsula-like shape along the northeastern shore of White Rock Lake. Some homes in the neighborhood have stunning views of White Rock Lake and the downtown Dallas skyline and many are short walking distance to the lake, surrounding parks and recreational facilities. The Bath House Cultural Center is located on the north side of the neighborhood, and other attractions, such as the Dallas Arboretum and Botanical Gardens.
The boundaries of the Peninsula neighborhood are Buckner Boulevard on the northeast, Waterview Road on the northwest and Lake Highlands Drive, which forms an upside-down “P”-shaped border around the west, southwest and southeast parts of the neighborhood.
History of The Peninsula
The Peninsula was established in the 1920s as a small neighborhood of homes mainly owned by people that lived closer to the downtown Dallas area for use as vacation properties and second homes. At that time, Dallas was considerably smaller and the area was considered to be on the outskirts of Dallas even though downtown lies only about 10 miles away. Over time, residential development continued and the area now consists of approximately 280 homes of various and unique styles, ranging from small cottages and ranch style homes to Mediterranean-style and even some recently constructed mid-century modern- style homes.
The Peninsula is certainly one area where large variations exist in home styles, sizes, the actual and effective ages of homes as well as many subjective factors, such as view and proximity to recreational areas. Because of these unique neighborhood characteristics, the prices of homes and lots in the area tend to vary considerably.

The Peninsula Neighborhood Association is a voluntary group that was created (in their words) to “preserve, protect and insure the unique quality of life of the Peninsula neighborhood on White Rock Lake”. The association conducts quarterly meetings to discuss issues that affect residents of the Peninsula and periodically hosts neighborhood social events, such as neighborhood socials and holiday picnics. Membership is 100% voluntary and dues are paid annually. The neighborhood association is very active in the community and many homeowners volunteer for various positions within the association. The Peninsula is a very vibrant neighborhood that appeals to home buyers that desire an active and laid-back lifestyle and attracts people from all walks of life.
The Peninsula Schools
The Peninsula is served entirely by the Dallas ISD. The neighborhood lies in the attendance zone of the award-winning Hexter Elementary School. Life in the Peninsula
Residents of The Peninsula have a wide array of indoor and outdoor recreational activities, entertainment, retail stores and restaurants located close to their neighborhood to choose from, such as:
- White Rock Lake and surrounding parks. Many homes in the Peninsula are within walking distance of the northeast shore of White Rock Lake. Some even have views of the lake and parks from their homes.
- The Bath House Cultural Center – located in the neighborhood. A venue for the visual and performing arts, a museum and many multi-purpose areas. The center hosts dozens of art exhibits and many performing art events annually.
- The Corinthian Sailing Club at White Rock Lake is just a short distance away.
- White Rock Lake Park – located just across Buckner at the corner of Lake Highlands Drive – A public park with soccer and football fields.
- White Rock East Point – A public park within walking distance of the Peninsula. Picnic areas and plenty of ducks and other birds to feed!
- Large, mature trees throughout neighborhood.
- Northpark Mall only a few miles away!
- Only a few miles from the Lakewood, Lower Greenville and Knox-Henderson areas of Dallas, which offer tons of nightlife and dining options.
The Peninsula is also just a short drive from Lakewood and a relatively easy commute to and from the downtown Dallas area. The Peninsula is also close to Northwest Highway and a relatively short drive to LBJ Freeway.
The Peninsula can sometimes be a very difficult and challenging area for real estate appraisers to estimate market value for a home because of the wide variations in many objective and subjective variables that must be considered. And since the neighborhood is relatively small, it may be difficult to find recent sales that lie inside the Peninsula area that are comparable to a particular subject property.
