East Dallas, TX is generally considered to be the area of Dallas located north of I-30, west of the city of Mesquite, south of Northwest Highway and White Rock Creek, and east of 75/Central Expressway.  East Dallas is also a coveted place to call home due to its proximity to White Rock Lake and the various walking/biking trails that lead into and are located throughout the area.

Median Sales Price Chart for Homes in East Dallas, Texas – Monthly

Home prices have made solid gains for the last 10 years, especially in 2021 and 2022.  The market also tends to be very seasonal, with increases normally occurring in the spring and summer months with drops in the fall and winter months. This is mostly a reflection of the transition from strategic to non-strategic sellers during these different times of the year.

Median Sales Price Per Square Foot Chart for Homes in East Dallas, Texas – Monthly

The median sales price per square foot has also made similar gains as the median sales price, although not quite as steep.  This is likely due to more inventory of larger and newer homes on the market, many that were built in place of older homes where the price per foot was higher due to a larger proportion of the value being in the land.  The most significant rise was between the winter of 2021 and summer of 2022, with prices stabilizing somewhat after rates began to increase.

The 12 month trend in price per foot tells a very similar story as the median price: a modest decline from 2008 to 2012 followed by a long and steady increase until 2019, then an even steeper rate of increase during the Covid years.

The median list price chart shows a similar long and steady increase in prices beginning in 2012 and reaching over $500K for the first time in March of 2022.

The median list price moving average continued to rise into late 2022 despite the rise in interest rates, but the percentage of list price received (see below) began declining earlier in the fall.

The number of showings per listing showed just how hot the market was at the end of 2021 and beginning of 2022, and also how much traffic decreased after rates began to increase in mid-2022.

Median days on market showed a declining trend (aside from a short spike in 2019) from 2012 all the way till May of 2022 when it bottomed out at a record low of just five days.

And likewise, the months supply of homes retreated to its lowest level ever in January and February of 2022 with just a 0.7 month supply.  One noreworthy takeaway to this metric is how the increase in supply to over four months in 2019 (which is often considered the dividing line between a seller and buyer market) is correlated with a flattening of both the median sales price and median price per foot.  If inventory returns to these levels, it could lead to a stall in home prices.
